In short: a bank statement loan is a non-QM mortgage. The lender uses 12 to 24 months of personal or business bank statements to establish income instead of tax returns or W-2s. It suits self-employed borrowers and business owners whose deposits are high but whose tax returns show large deductions.

How income is calculated

Lenders differ, but two methods are common:

  • Personal statements: average monthly deposits, excluding transfers, loan proceeds and other non-income deposits.
  • Business statements: average monthly deposits multiplied by an expense factor. At a 50% expense factor, $40,000 in average monthly deposits counts as $20,000 of monthly income. A CPA letter documenting actual expenses can lower the factor.

The same statements can produce very different income figures at different lenders, which is why we submit files to several wholesale lenders and compare.

What to prepare

  • 12 or 24 months of complete statements, every page including blank ones
  • A business license or CPA letter; most lenders want two years of self-employment
  • Explanations for large deposits such as one-time transfers or asset sales
  • Proof of funds for the down payment and reserves
  • ID and authorization to pull credit

Common pitfalls

  • Large cash deposits in the months before applying that you cannot source usually will not count as income.
  • Mixing personal and business accounts makes income hard to calculate. Separate them ahead of time.
  • Bank statement loans on investment property often carry a prepayment penalty; read the terms before signing.
